About the Role:
This Interim Property Disrepair Officer role in London demands a skilled professional to handle complex repair-related complaints and ensure compliance with relevant housing legislation. You will be responsible for investigating disrepair issues, preparing reports, and overseeing contractor work, directly impacting the quality of housing in the Royal Borough of Greenwich.
Key Responsibilities:
- Provide a specialised technical service to address potential disrepair, statutory nuisance, and insurance claims.
- Manage and monitor works related to structural, insurance, and disrepair procedures.
- Collaborate with ordering and delivery managers to improve repairs service quality and consistency.
- Supervise and guide up to 50 contractor staff across dispersed locations, ensuring timely and high-quality work adhering to Health and Safety standards.
- Negotiate and liaise with tenants, leaseholders, legal representatives, and other professional bodies to identify and resolve disrepair issues.
- Produce detailed technical reports and expert surveys, representing the Council in Court as an expert witness.
- Investigate and respond to Ombudsman inquiries, ensuring timely resolutions.
Skills and Expertise:
- Valid asbestos awareness certificate and Duty to Manage.
- HNC in Building Studies or Construction, or equivalent qualification.
- Extensive experience in social housing repairs and maintenance.
- Experience in carrying out investigations and resolving complex repair-related complaints.
- Working knowledge of Housing Disrepair legislation (Homes (Fitness for Human Habitation) Act and HHSRS).
- Proficient in quality inspections, investigations, audits, and preparing detailed technical reports.
- Full valid driving licence and vehicle.
