About the Role:
HMS is seeking a dynamic Design Coordinator to join our team in Merseyside, supporting exciting construction projects across Liverpool, St Helens, and Warrington. This critical role ensures seamless design coordination with consultants, construction teams, and client representatives, driving efficiency and minimizing delays.
Key Responsibilities:
- Act as HMS Operational Design team Lead, ensuring design management procedure adherence and chairing design team meetings throughout the construction phases.
- Provide support to the Construction Manager and Construction teams in project delivery, assisting in creating delivery programmes, risk assessments, method statements, and other necessary support.
- Attend and lead design team meetings for projects in mobilization and construction phases.
- Coordinate designs on construction and refurbishment projects, encompassing structural engineering, architecture, landscaping, and M&E.
- Attend pre-start meetings with clients and subcontractors.
- Assist in value engineering and cost-effective project delivery without violating planning or contractual requirements.
- Interrogate consultant designs and support construction teams in interrogating subcontractor submissions for value, contractual compliance, and building regulations.
- Assist the commercial department in contract design novations within required timescales.
- Assist with section agreements and statutory authority liaison until execution.
- Monitor and ensure Building Regulations and planning conditions are met.
- Assist in compiling Information Release Schedules and monitoring timely information delivery.
- Assist in appointing and managing multi-agency project teams, including contractors and consultants.
- Lead timely procurement and delivery of enabling, demolition, ground remediation, and utilities packages.
- Assist in developing and delivering project-specific contractor proposals.
- Contribute to scheme design in accordance with briefs, planning requirements, and occupier needs.
- Attend community-based meetings, including evenings.
- Assist the operations department in managing building contracts for timely, budget-conscious, and quality development project delivery.
- Assist in developing and monitoring construction/design checklists.
- Liaise with housing management, repairs, sales, and other staff and client groups.
- Prepare monthly reports on design activities in the mobilisation phase and update on design coordination activities.
- Ensure a positive HMS profile through effective business relationships.
- Maintain a flexible attitude for temporary changes in work patterns.
- Carry out other consistent duties.
- Comply with HMS commitment to equality and diversity.
- Assist in growing a diverse and healthy supply chain.
- Coordinate O&M requirements for construction, refurbishment, and development schemes.
Skills and Expertise:
- HNC/HND or NVQ 4 in Construction (or working towards).
- CAD or architectural design qualification.
- Evidence of continuing professional development.
- Knowledge of Construction.
- Experience with Construction design in Domestic and Commercial buildings, including interrogating specifications, drawings, and contract documents.
- Project management and project coordination experience.
- Site health & safety awareness.
- Experience in implementing new initiatives.
